Questions About Our Homes
Mobile Homes are attractively designed detached bungalow style homes set in private estates. They are designed to be lived in on a permanent basis. All Park Homes are built to residential standard BS 3632, meaning they are suitable for residential use throughout the year. All homes built to this standard are required to be energy efficient and also come with a long-term structural warranty. Home Interiors have a choice of floor layouts to suit individual needs and are right up to date with stunning interior design.
Yes, Council Tax is currently payable at Band A which is the lowest Band.
The ground rent covers all ongoing maintenance costs of the communal areas on the park, e.g. lighting, roadways, paths and vegetation, the only thing you need to maintain is your own plot.
BS3632 is a British Standard that sets out the minimum requirements for the design and construction of residential park homes. Published by the British Standards Institution (BSI), BS 3632 provides guidelines to ensure that park homes meet specific standards for safety, durability, and comfort. The standard covers various aspects of park home construction, including materials, insulation, ventilation, structural integrity, and safety features.

A conventional mortgage is not applicable for a park home as the loan is secured on the land registry listing. When buying a park home, you own the home outright but you are afforded the use of the land in perpetuity under a Site Agreement. There are however, specialist finance providers who offer finance products to purchase a residential park home. They will typically offer a fixed rate finance agreement over an agreed term for up to 80% of the purchase price.
We would always advise our residents to insure their homes. There are a number of insurance companies that offer residential park home specific insurance.
Buying a park home is quite a straightforward process. Park Homes are exempt from Stamp Duty payment. Our in-house sales support team can guide you through the entire process and it is your choice if you would like to have your own solicitor.
We know how important having your own garden space is, so the majority of our homes have generous maintainable gardens. All of our parks have ample parking spaces with the majority of homes having their own parking facility directly next to their home.
This depends on the park and available plots but we find we can accommodate most park homes from single units to large twin units. Most popular sizes are 20ft by 40ft or 36ft by 20ft. A single unit would be 40 ft x 12 ft or 36 x 10 ft which is very popular and with modern designs helps to maximise the space and is extremely cost-efficient.
This is one of the biggest advantages of buying a park home. You can customise it according to your tastes and needs to ensure that it is functional as well as looks good.
You can customise the layout based on your individual tastes and likes. You can choose to furnish it with your choice of furniture and all furnishings. We work with you to choose every element of your ‘forever home’ together.
Park homes can be disabled friendly. You can have ramps instead of steps, customised showers, kitchens and everything as needed.

A residential park, often referred to as a residential park home site or a mobile home park, is a designated privately owned site where people live in permanent or semi-permanent structures known as park homes. These communities are specifically designed for those people aged 50+ and are looking for an alternative and often more affordable housing option. Residential parks offer the ability to live among like-minded, similarly aged people in a safe and secure environment.
Our park is fully residential so you are able to live on the park all year round.
You must be over 50 years of age to reside on the park.
You must obtain special permission to keep a house pet (under 18lbs) on our Park, even temporarily. There will be no exception to this rule. You can find out more information here…
There are many benefits of residential park home living – low home maintenance, living in a community of like-minded people, potentially releasing equity for a more enjoyable retirement.
Site fees can differ depending on whether you are purchasing a brand new park home or an existing pre-owned home. There is also an annual pitch fee review which takes place in September each year. A Tenure: Virtual Freehold
Virtual Freehold means that when buying a park home, you purchase the physical property outright and lease the land it sits on in perpetuity, for the entirety of the time the home is sited.

Most of our owners have grandchildren and they are more than welcome to come and visit and even stay over for a few nights.
To maintain a good, peaceful community, every park has its own unique set of rules such as resident age limits and any restrictions regarding pets or parking. Homes and gardens must be maintained to a certain standard. We can provide a copy of the site rules for the park you are interested in before you can make your decision.
The Mobile Homes Act 2013 is the foremost law which governs the park home owners and operators. There are licensing laws in place, and as site owners we are mandated to keep the park in good condition.
